How can residential buildings in the city be made more attractive for tenants in terms of energy? CENERO Energy GmbH has developed and implemented various approaches for the portfolio of the project developer MIB AG in Chemnitz.
One idea: produce electricity directly on the roof. On several smaller apartment buildings with 12-20 units each, for instance those situated around the Brühl, photovoltaic systems now catch the sun's rays and convert them into energy. This tenant electricity model secures the electricity supply and also makes it cost-effective. The tenants produce green electricity on their own roof, which can be fed into the household electricity supply and used for their own needs.
"This is about reducing costs, but also about mindset. Our tenants know with certainty that this really is green electricity and that it was produced locally," says Veit Fischer, Managing Partner of MIB, the decisive argument for implementing the idea. The consistent rational thinking in the interests of the tenants is exciting - and with pleasure things should continue here with CENERO, for instance with the CENERO tenant app, which visualises the energy consumption for the tenants and makes it controllable.
Another idea was implemented for a large portfolio package: CENERO reviewed and analysed the existing supply contracts and was ultimately able to find potential savings in the gas supply. Across the portfolio, this resulted in a saving of almost 14%.
The "second rent" is a competitive advantage for project developers, especially in Chemnitz. Above all, however, the residents benefit, Veit Fischer sums it up: "It's nice that we can tell our tenants that the operating costs are lower than their neighbour's."
